Many people purchase a home at some point in their lives. If the purchase is being financed, the lender and title insurance company may require the buyer to obtain a mortgage report in order to secure the loan and title insurance. This report will show the property boundary lines and the major site improvements including the house and driveway, in addition to possible encroachments from, or onto, adjoining properties. A mortgage report is not a survey, and only gives an approximate location of the site improvements. It is not to be used for establishing property boundary line, new construction, or erecting fences.
